Rental

It is likely that your monthly expenses in rent will be similar to those of a mortgage and if you buy, there is the obvious potential for capital appreciation. You can also rent owned property to earn income and keep the investment for future capital appreciation. Sustainable returns of 8% to 12% on rental properties are possible and many investors feel that the temporary slowdown is an opportunity to invest in property in the Cayman Islands while prices stay affordable.

The Market

The real estate market in Cayman is simple and straightforward. Apart from a one-time stamp duty payment (exempt on Cayman Brac), there are no annual property taxes or restrictions on foreign ownership. Land titles are granted and guaranteed by the Cayman Islands Government and recorded in a modern, reliable and centralised land registry, where every plot of land is mapped and given a descriptive title number based on its location. Obligations such as mortgages, rights-of-way and cautions pending contract are recorded on the title register of that parcel of land. Vacant land can be owned and held for future investment potential.

Cayman real estate has proved to be an attractive and profitable investment to date. Fees are negotiable, but are usually less than 1% of the land's value. Strict rules apply to owning land in the name of a corporation, hence, lawyer's advice is essential and strongly recommended.

Construction

Building is subject to planning regulations and anyone wishing to construct is required to do so to very high standards. Construction works are monitored by the Cayman Islands' Building Control Department by means of inspections to building sites, plumbing and electrical work. Construction companies now have to follow the newly announced guidelines of the Builder's Law. Some construction materials have to be imported from the States and are subject to 22% tax (exempt on Cayman Brac). This means that the cost of building in the Caymans is considerably higher than in places where materials are more readily available.

Parrot Estates - A Self Sustainable Community

Our latest development, the “Parrot Estates” is the only gated community in the Cayman Islands, Cayman Brac. With community pools, tennis court and gardens Parrot Estates is also the only self sustainable community on the island. As a Ecofriendly development, installation of solar and wind power is encouraged with incentives such a rebates to the buyer upon installation.

Cayman Brac, the second biggest island of the Caymans is about 12 miles in length and about a mile in width, making it a bit larger than Little Cayman. It has more to offer in terms of natural scenery than the other two islands and the bird watching is world class. With an overabundance of hidden caves, winding trails to explore, a tranquil atmosphere and friendly and welcoming people, The Brac, as locals call it (a Gaelic word meaning 'bluff') is pure paradise on Earth. Not only that, due to possessing the highest elevation of the Caymans, this little island is also the safest of them all.

Without it being overpopulated at all, most of the hotels and resorts are found on the south side of the Island, however, the majority of long-term residents live on the north shore. Cayman Brac's West End is probably the most populated area on the Island, where the airport, two grocery stores, a gas station and couple of condo complexes can be found. The famous Russian wreck dive, M.V. Capt. Keith Tibbetts lies just offshore.

Stake Bay is more or less in the middle section of the Island and is what constitutes the official town. One may find the Government building, the hospital, the museum, a decent grocery store and several private homes in this area.

The Island's gentle climb eventually leads to the 120-foot-tall, seaside edge, limestone cliffs, crowned by a lighthouse and providing beautiful ocean views. The birds circling overhead lead you back inland to the ancient woodlands of the Brac Parrot Reserve. Accommodation nearby is not too difficult to find, and there are a number of private homes on the Bluff.
